Ohio Foreclosure Law
Phillips Law Firm, Inc. is pleased to represent banks, mortgage companies and lenders, including individual lenders, who are in need of legal representation in foreclosure cases. We have developed a 41-step checklist for foreclosure to ensure that our clients receive no unwanted surprises during the foreclosure cases that we handle. We are not a “volume practice” when it comes to foreclosures, so you get individualized attention for every foreclosure case, whether residential or commercial property.
You receive weekly updates on your foreclosure case to ensure that you are informed about the progress being made. To the client that means that liens are not missed, service of process is guaranteed, court-ordered deadlines are met timely and the judge in charge of your case is happy with our work so that the process works smoothly every time. In commercial cases, we are experienced with cognovits, and obtaining court-ordered receivers for businesses and property during the foreclosure proceeding to protect your equity.
When requested, we are happy to attend the sheriff’s auction and bid on behalf of the lender for property that is being foreclosed when necessary to protect the lender’s interest in the property. If necessary, we handle the evictions when an occupant simply refuses to leave the property after the foreclosure.
Our rates for foreclosure work are competitive with the “foreclosure mill law firms.” However, at Phillips Law Firm, Inc., your case will receive the individualized attention that you want, not just a file number within the system. If you are a bank, mortgage company or lender, and you would like to discuss how Phillips Law Firm, Inc., can assist you with your foreclosure cases, contact us at 513-985-2500 or email us to get started immediately. We would be happy to meet with you and develop a strategy for a long-term relationship as we have with other area banks in the Butler, Clermont, and Warren Counties of Ohio.
If You Are Being Sued For Foreclosure
Phillips Law Firm, Inc., predominately represents banks, mortgage companies and lenders in home foreclosure cases. If you are facing foreclosure because you cannot afford to pay your home mortgage, we encourage you to seek assistance from the different organizations and charitable groups that have been developed that are doing wonderful work with homeowners who need help keeping their home due to a temporary change in their financial circumstances.
However, if you are facing a home foreclosure, and you need to file bankruptcy to save your home, or think you need to file bankruptcy in order to stop the foreclosure and get a fresh start in your life, and you want to talk to somebody who understands your problems, we may be able to help you. Bankruptcy will not save your home if you can’t make the mortgage payments, but working with an attorney can help steer you towards the correct decision when facing a foreclosure.
